Standard Home Inspection
Criterium Engineers Standard Home Inspection is a limited visual inspection to identify significant deficiencies and/or repairs needed in the major systems (structural, heating, air conditioning, plumbing, electrical, roof, exterior) as well as provide a general understanding of the property. This is a limited inspection based on visible evidence readily available during the inspection (without moving furnishings, removing finishes, etc.) and is the opinion of the engineer performing the inspection. This inspection is performed in accordance with the Standards of Practice of the Louisiana State Board of Home Inspectors.
We investigate the following areas during our Standard Home Inspection:
- Structure
- Foundation
- Wood-Destroying Insect Activity
- Crawl Space Water
- Ventilation
- Heating and Air Conditioning
- Energy Efficiency
- Plumbing
- Electrical
- Interior
- Exterior
- Roofing
- Chimneys and Safety
- Environmental Scan
- Pool and Spa
Exhaustive Home Inspection
This type of inspection includes a Standard Inspection plus invasive testing and/or equipment disassembly (as approved in advance by you and the property owner). The purpose is to gather all available and relevant information about the property. This more extensive inspection goes beyond the available visible evidence and provides an even more thorough analysis.
Structural Inspection
This type of inspection includes an inspection and evaluation of the structural components of the home, including the condition of the foundation and the framing. Activities include such things as probing with an awl, measuring framing members, and limited excavation around the foundation. The determination of squareness, level, and plumb may be included in such an evaluation. The most frequent use of this type of inspection is the investigation of distress in a structure. For example, the investigation of cracks in the foundation slab is a common scope of work.
Insurance Claims Investigations
This type if project is an on-site evaluation of damage to a home due to conditions that may be covered by insurance (such as storms or fires). The report often states the probable cause of the damage, the severity of the damage, and any recommendations for its cure.
Litigation Support
Sometimes when property owners cannot resolve a warrantee claim or an insurance claim involving a property, the services of a licensed professional engineer are needed to provide an opinion to support litigation. Criterium-Dormady Engineers can provide inspections and testimony on a wide variety of
property issues.
The Report
Once all of the above elements have been evaluated, you will receive a written report consisting of:
- Summary of major systems
- Summary of deficiencies
- Detail of systems
- General repair suggestions
- Cost estimates
Unless otherwise noted, our building evaluations are based on visual evidence reasonably available during our inspection. While not a specific guarantee, our report can be considerd a sound engineering opinion based on years of experience examining thousands of structures. Observations and conclusions may be limited since conditions could exist that would not be known during our inspection.
Criterium Engineers Standard Home Inspection is a limited visual inspection consistent with the standards of practice of the National Academy of Building Inspection Engineers (NABIE), designed to identify significant deficiencies and/or repairs needed in the major systems of a home (structural, heating, air conditioning, plumbing, electrical, roof, exterior) and to provide a general understanding of the property's current condition.
